Our work always begins with an initial investigation so that any discussion is grounded in policy, history and context, rather than general opinion.
From there, we offer a choice of appointment types to suit your needs, ensuring your time with us is focused, practical and proportionate.
Each appointment is followed by a written summary setting out what was discussed and the recommended next steps, so you leave with clarity on both the opportunities and the constraints, and a clear route forward.
Following our initial investigation and either online or in-person meetings, our Heritage Statements and Pre-purchase investigations for domestic properties start from £1,250 + VAT, where a proportionate desk-based report is required to support your proposals.
Step 1: Initial Heritage Investigation
Every instruction begins with a Heritage Investigation. Before we meet you or visit your property, we review:

• Relevant policy and site records
This work ensures any advice you receive is grounded in evidence and tailored to your home’s context. It also means that when we talk to you — online or in person — our time together is focused and productive.

After the initial investigation, you can choose one of two ways to take the next step:
Virtual Heritage Site Visit
To get started, simply choose an appointment slot that suits you and complete the payment online. We will then email you a Google Meet link with straightforward joining instructions, so you know exactly what to expect on the day.
In-Person Site Visit
To appoint us for this service, simply complete payment online and book a time that suits you. We will be in touch to confirm the details.

Our online site meeting allows us to review your property remotely using photographs, drawings and a live video walk-through. We talk through your ideas together, focusing on the key heritage considerations, opportunities and likely constraints.
This quick and flexible approach provides clear, practical advice without the cost of an in-person site visit. Whether you are considering the purchase of a new property, exploring your options, or seeking sound advice on a project you are undertaking, our team is here to help.

Our in-person site visit allows us to see your property first-hand and gain a detailed understanding of its character, condition and setting. We walk through the building with you, discussing your ideas and identifying opportunities and constraints as they arise.
This hands-on approach enables more detailed, practical advice tailored to your property. Following the visit, you will receive a clear written summary setting out what was discussed, along with our recommended next steps.
If you have already completed the virtual meeting process, the initial £295 is deducted from the in-person site visit fee.
